Nikolskaya Sloboda Pozdnyakovo

New residential settlement of forty eight, medium-sized, detached houses with recreational facilities set around a new boating lake, in a rural area outside Moscow. First stage of twelve dwellings over 2.5 hectares completed.

The houses are staggered in plan to raise the settlement density whilst adhering to requirements for light and privacy. There are no fences around individual sites creating a coherent sense of community and shared space, and all dwellings have south facing balconies and terraces. Each house has a double-height living room space, fireplace, sauna and covered parking space.
